What is included with my purchase?
All home plans are custom drawn and my vary from one plan to the next. All plans will include the following.
- Foundation Plan
- Floor Plan(s)
- Elevations - Front, Sides, and Rear
- Roof and Truss Plan Layout
- Electrical Plan
- Interior Elevation/Cabinet Drawings

How many sets of plans should I order?
Most homes can be built with as few as 4 sets of prints. We recommend a minimum of at least 6 sets of prints. If you anticipate bidding your plans out to several parties, or need changes made to your plans, we recommend that you purchase a set of reproducible vellums so you can make changes and or run as many sets as you need. You can always purchase a set of cad files to modify yourself or give to a professional to make the changes for you.

What if I want the plan mirror-reverse image?
All of our plans are available in either the layout shown, or the reverse image. There is no extra charge for the reverse image like some other web sites charge for. We provide all of our plans in both orientations so you can order either set. Just specify which orientation you prefer when you order. (As shown, or mirror image)

Can I modify the plans?
At the current time, we are not modifying any of our plans available on the internet. Please feel free to purchase a reproducible vellum set or a set of CAD files, and have the plans modified yourself.

Can I upgrade my plan?
All plans may be upgraded to another plan provided you return all material in re-sellable condition, and pay for the original shipping and blueprinting costs and the difference in price between the plans purchased. Please contact us for information prior to returning the shipment.

What is your return policy?
Plans may be returned for a refund less a $100.00 restocking fee and $20.00 shipping charge. Plans MUST be returned in the ORIGINAL UNOPENED PACKAGE. If the package is damaged upon arrival, DO NOT accept the package. Refuse delivery on the package and it will be returned to us with no additional charges to you. Packages that are opened will NOT be given a refund.

How is the square footage calculated?

What format are your cad files?
All of our cad files come complete on a CD with DataCAD files and in a DXF format. Please note that we use a proprietary text font for our cad files, and it is not available with our CD. You will need to change the text font to one that is compatible with your preference.

All home plans, designs and concepts available for purchase or for viewing on line are protected under federal copyright laws and may not be copied, reproduced, modified or reused without authorized permission from Kevin J. Smudde, Design. A product purchase authorizes you to use the prints as an aid to construction for one home only. Re-use of any design is strictly prohibited without additional re-use fee, or design agreement purchase.
